|  | | | Posted: Friday, November 28, 2008 | | | With effect from 1st December 2008 properties in Scotland offered for sale, excluding new-build property, require to be marketed for sale with a Home Report.
The Home Report consists of a pack containing three documents: a single survey, an energy report and a property questionnaire. The Home Report must be made available to prospective purchasers on request.
The single survey shall provide an assessment by a Chartered Surveyor on the condition of the home, a valuation and accessibility information.
The Energy Report shall provide an assessment by a Chartered Surveyor of the energy efficiency of the home. It may also recommend ways to improve energy efficiency.
The property questionnaire must be completed by the vendor and shall contain additional information such as council tax banding and any factoring or common charges etc.
